Most Florida Property Management Companies do credit checks, but we go above and beyond with one of the most stringent background investigations in the industry. Before placing a Tenant in the property, we require a detailed rental application to be fully completed by all prospective tenants. Each application is processed thoroughly; evaluated, and screened against our written resident qualification criteria as well as our criminal search, to then receive a final Tenant Risk Score. We search for:

Each month Clear Vision Realty & Associates collects rents via a secure online “Quickpay” banking system which allows us to be more efficient in collecting rents and providing monthly statements. We also review the rents at the end of each lease term to assure each property Owner is receiving its best income potential according to the prevailing market conditions.
Clear Vision Realty & Associates maintains a good professional relationship with each Tenant. Our goal is satisfied, long-term Tenants who pay the rent on time and take care of the property.
Clear Vision Realty & Associates has licensed and experienced maintenance \ repair vendors available to handle all needs as they arise. These professionals have been chosen because they have proven to be professional, honest, competent, and reasonably priced.
Clear Vision Realty & Associates requires ample security deposits corresponding to the monthly rent to secure the Tenant’s pledge of full compliance with the terms of the lease agreement. Security deposits are held in an escrow account, in accordance with Florida Statute requirements.
Clear Vision Realty & Associates’ monthly management fee is a small percentage of the gross monthly rent collected. Our leasing fees are reasonable and competitive. When the property is vacant, we are working actively to secure a suitable, qualified Tenant, and we are continuing to take care of all necessary maintenance and repair needs.
Clear Vision Realty & Associates e-mails each property owner an itemized statement each month showing:

Due to an increase of fraudulent, lost, or stolen checks and\or money orders being reported in the industry, our firm has decided to discontinue accepting checks and\or money orders. We only accept secured funds through our Quickpay service via our banking institution. Once the rental payment is securely received (depending on how soon the funds clear), we in turn are able to disburse net rental payments within 3-7 business days to our property owners quickly by using the Quickpay service. At year end, Owners will receive a Consolidated Profit & Loss statement along with a 1099-Misc. Form for easier tax preparation.
